Agree Farmingmoe, put it at purchase price. How do you measure if you are profitable if you all you do is measure inflation?
Personally see less bidders at auctions, but good parcels are selling strong, pieces with problems are being discounted. Here drainage is one of biggest concerns so soil type important but outlet as important. Can easily be a 30% or more swing from a good drained farm to a poorly drained farm with same soils here.
As a example My brother and I own a 1/4 section with some of highest soils ratings in the area but can drown out 10 acres. Sometimes would be better if those acres were in crp or something as it is not just lost production but cost of inputs and the drown out is not square as it kind of spread across 25 acres. My whole point is valuing a farm by so much a soils point can be misleading.
