Southern Missouri | Every area has them ,wether it’s in the middle of a city or the middle of a rural farming area , prime farmland area in our part of the world is still ,better not breath a word or you’ll get hounded to sell, just a few rural miles away it can be listed for half price of that area and it’ll usually be someone from the outside that’ll figure they can drive a few miles and farm it , just not the right location, there’s millions of brick and stone commercial real estate begging for a buyer right now and then there’s the bare half acre beside a couple condos that I’m very familiar with in downtown Naples Florida that just brought 12 million, things can definitely change but the three rules of real estate have remained the same since I started paying attention to real estate values 50 years ago , so far they haven’t changed,is also my opinion that one stroke of a pen will change farmland values around me and that’s if a president signs a bill outlawing 1031s
